Clear division of labor: your team keeps the guests — bookings, guest communication, and property operations. Spot runs all of the marketing, every month:
Ads across all four properties, fully managed — St. Augustine leads, Minnesota Ave next (weddings, retreats, and campaigns aimed at planners, coordinators, and venues), then Mount Dora and Marion Court: creative, keywords, ad copy testing and refreshes
Budget moved to where the demand is — about $600/mo anchors St. Augustine; the rest is pushed or pulled between the other three month to month as demand rises and falls. When a property is booked out, its spend pauses and goes to the ones with open nights
Landing pages kept current — copy updates and seasonal offers (festival weekends, midweek gaps, better nightly rates for 7- and 10-night stays, summer minimum stays at St. Augustine so no nights are stranded between bookings)
Email + SMS retargeting — campaigns written, built, and sent to the guest list as it grows
Upsell automations — early check-in / late check-out, guest-house add-on, trip insurance, extended-stay offers
SEO + AI search (GEO) — the properties show up on Google and in ChatGPT-style searches like “wedding venues near DeLand”
Google Business management — profiles, posts, review responses, Q&A
Wedding-vendor referral network — building the planner / coordinator / venue circle that sends 14–18-guest wedding groups to Minnesota Ave
Monthly report + check-in call — cost per lead, bookings, and return on ad spend for each property, so you always see exactly what every dollar produced
The up-front fee
What the $2,422.80 builds in month 1
One main site + four property landing pages — St. Augustine Beach (new — high-end five-bedroom two blocks from the beach, with pool, courtyard, and playground: beach weeks, big families, and long stays), Minnesota Ave (weddings, retreats, family reunions & large groups), Mount Dora (bachelorette / bachelor, festivals & downtown events, off-season monthly stays), Marion Court (clean, budget-friendly stays, extended-stay & wedding overflow)
Four conversion funnels with lead capture — every lead is captured no matter which page they enter through, then enrolled in property-specific automations
Hospitable stays the hub — upsells, automations, and tools wired into the system you already run
Two new Hospitable property profiles — St. Augustine built out from scratch, and Marion Court moved off Evolve and rebuilt in Hospitable, so all four properties run from one place
SEO / GEO foundation built into every page from day one
Why St. Augustine leads: it draws roughly 11,000 vacation-rental searches a month — the biggest demand opportunity of the four — so it gets the largest share of the ad budget from day one.
Timeline
How the first six months run
Month 1
Build month — direct booking site, landing pages, funnels, automations, SEO, plus the St. Augustine and Marion Court Hospitable profiles. St. Augustine launches on its first photo set, then gets refreshed photos once the outdoor kitchen and mural are finished.
Month 2
St. Augustine and Minnesota Ave ads go live — St. Augustine search campaigns, plus first test campaigns to wedding planners, coordinators, and venues. Mount Dora and Marion Court follow as demand allows.
Weeks 7–8
Three to four weeks of ads in: real cost-per-lead data is in for every property; test multiple hooks and creative.
Months 3–6
Optimize to bring lead cost down, scale what’s working, and shift budget toward the properties with open nights.
Phase 2
After 6–12 months: scale the ad program based on what the data proves.
What to expect from ads: comparable campaigns return $2–$3 for every $1 of ad spend.
The one-time build fee kicks off month 1 — site, four property landing pages, Hospitable profiles, funnels, automations, and the SEO / GEO foundation. Pay securely below to lock in the plan and start the build window.
